			<content:encoded><![CDATA[<p><strong>South Hills neighborhood in Kennewick and many others to see some big road construction projects.</strong> Federal money will assist in repaving and chip sealing many roads in the Tri-Cities this Summer. Of the three cities, Kennewick may be the busiest with work currently under way on 19th Ave. from Washington to Vancouver St. The city says it will save on costs by chip sealing the majority of streets rather than repaving them. The project should cost approximately 1 million by chip sealing whereas the same project repaving would have cost nearly 16 million. 			<content:encoded><![CDATA[<p>Over the past year KID has been working with a financial consulting firm to look at possible water rate changes and on Monday, May 23<sup>rd</sup> KID leaders gave a public presentation on the findings from the special study, called the “Cost Of Service Study”. It was primarily done to look in to some policy questions, not look at increasing revenues, according to Chuck Freeman, KID’s district manager. The public presentation was an opportunity for the public to hear about the study and for the KID leaders to get public input and recommendations based on the study’s findings. 			<content:encoded><![CDATA[<p>Here is some great news for Tri-Citians, Yahoo says, &#8220;if you live in a city like Kennewick and own your own home, you can probably count on a rise in its value this year.&#8221;</p>
<p>Yahoo! reports that according to Vero Real Estate&#8217;s VeroForecast, there is a light at the end of the tunnel &#8212; at least for some. Using what it calls &#8220;advanced analytics and micro-market data,&#8221; the Santa Ana, California-based company says that smaller cities seem to be faring best with housing prices right now, a trend that should continue for the rest of 2011.</p>
<p>Citing data from December 2010 and projecting through December 2011, the report notes that &#8220;smaller metro markets with populations less than 250,000 make up the majority of the better appreciating markets.&#8221; </p>

			<content:encoded><![CDATA[<p>As the snow comes and hopefully stays for a bit, may I suggest a sledding hill besides Carmichael in Richland?  There is a &#8220;bowl&#8221; in Fountain Hills off of Pittsburg behind Costco that is so much fun!  You will find an age range from toddlers to adults bombing down the hill and even over jumps.  Tubes, sleds, garbage can lids and even cardboard boxes are used as sledding devices.  A few even take a turn at snowboarding!</p>
<p>What I love is the fact you don&#8217;t get completely worn out from hiking up a huge hill just to enjoy a 15 second ride down.  The kiddos can easily walk up the hill on their own which leaves the parents some energy to hop on a sled as well and scream as they fly over the jump! </p>
<p>So pack up your snow gear, some hot cocoa and a few snacks.  Grab a sled or something that might resemble one, and come on down to &#8220;The Bowl&#8221;!  It&#8217;s a great way to get the kids to burn some energy outside, even once its dark out.</p>

			<content:encoded><![CDATA[<p id="description">Well, I have to say I completely agree with Kiplinger&#8217;s conclusion of putting Kennewick, WA into the top 10 Great Cities for Raising Families. I can&#8217;t think of a better place where I would want to raise my family.</p>
<p>Kiplinger used the following criteria to come up with it&#8217;s recommendation for the Top 10 Great Cities for Raising Families: job growth, healthy economies and a vibrant local culture. They then fine-tuned their search for place already filled with families with children, quality of public schools (ratings from GreatSchools.org), low crime rates (according to the FBI), and lots of parks and recreation.</p>
<p>Kennewick, WA was praised for having a low cost of living, affordable housing, a strong science-and-tech-based economy, plenty of outdoor attractions, and a falling crime rate.</p>

			<content:encoded><![CDATA[<p>The brand new Cottonwood Elementary School  in <a href="http://wahomestricities.com/tri-cities-information/kennewick-wa-info/">Kennewick</a>, Washington is opening their doors to welcome their first students August 30, 2010.  The beautiful new building will house over 525 K-5th graders.  They have a dedicated, highly skilled staff ready to provide the best possible educational experiences using Kennewick School District adopted curriculum, state of the art technology and creative lesson design. Cottonwood Elementary is a school where all students will be challenged to Dream-Discover-Achieve.</p>
<p>Cottonwood Elementary will have its ribbon cutting celebration on Thursday, August 26th at 11:30 am.</p>
<p>Cottonwood Elementary School is located at 16734 Cottonwood Creek Blvd., Kennewick, WA 99338. The office phone number is (509) 222-6400.</p>
<p>In addition to the new elementary school, the district will be renovating four elementary schools that are over 30 years old with aging infrastructures. Work has already begun at Southgate. Students and staff will temporarily move into the district’s Fruitland Building for the 2010-2011 school year while Southgate is remodeled. 			<content:encoded><![CDATA[<p>As Fall is upon us many citizens in our local communities become more active and venture out to enjoy their beautiful surroundings. Many communities and subdivisions in the <a href="http://wahomestricities.com/tri-cities-information/">Tri-Cities</a> have in place covenants, conditions and restrictions which regulate, among other things, the visual appearance of these communities. </p>
<p>What is a covenant?   A covenant is essentially a clause in a real estate contract that requires one party to do, or refrain from doing, certain things.  The rules, regulations, and restrictions contained in covenants are enforced by Home Owner Associations to ensure neighborhoods and property owners a longevity of value and protection of their real estate investments as well as a sense of “pride in ownership”. </p>
<p>What is a Home Owner Association?  It is a group of community members elected by other community members to represent the best interests of said community.</p>
<p>There are certainly pros and cons from many people’s perspectives on having rules and regulations implemented in a subdivision or community.  Covenants are something to be examined and evaluated by each prospective real estate investor prior to their purchase as to whether or not those covenants, or lack thereof, are in their best interests.
